Put simply, our Part Exchange scheme allows buyers to trade in their current house to part pay for their William Davis home. It means your move is accelerated as you don’t have to search for a buyer or go through the stress of selling your home – we do it for you. Making the whole process quick, neat, and hassle-free.

How it works

Find your dream home
Visit one of our new build developments to find the perfect William Davis home for you.
Once you’ve found a home that we are offering Part Exchange on, speak to our sales team to find out more about your options and check your eligibility*
The value of your existing home shouldn’t be more than 70% of the selling price of the new home you would like to buy. Your current house will need to be Freehold, no more than 80 years old and in good condition – both inside and out.
If you’re downsizing into a William Davis Home, ask us for details of our Assisted Move scheme instead.
We will encourage you to speak to an Independent Financial Advisor (IFA) at this point to confirm your readiness to take on the Part Exchange Scheme.

Valuation
Our sales team will arrange for at least two local estate agents to perform an independent valuation for us. This helps us to ensure that we are offering you a fair value offer for your old home. If you’re already working with an estate agent, just let us know.
Please be aware we can’t hold the new property at this stage, so it is important to act quickly and allow access for the valuations to take place.

Agreeing the sale
We’ll send you our offer price for your old home, informed by the independent opinions of the estate agents. This will usually occur within 48 hours of the last valuation taking place.
Consider the offer from us and advice from your Independent Financial Advisor to make an informed decision of whether you want to accept our offer or not. You will have 48 hours to decide if you are happy with our offer.
Do not worry if you don’t want to accept. We can talk you through another alternative option.
If you choose to accept, the next step will be a Home Buyer Report and a visit to your property by a William Davis Homes representative.
Providing both are satisfactory, you’ll then be invited to come in and reserve your new home.

No chain
With us as your guaranteed buyer, Part Exchange means you will avoid the hassle of being in a property chain. So less stress, no paying estate agent fees and saving you the cost and hassle of arranging stop gap plans or having to think about short term renting. You can stay in your current home until your new one is ready. With no last-minute changes, bidding wars, or collapsed chains, you can move forward with confidence and certainty into your new energy-efficient William Davis home.

Moving day
When you pick up your keys that is when we exchange. Hand over your old keys to start your life in your new William Davis home.

Are you eligible?
Part Exchange can be a helpful part of the moving process, but to be eligible you’ll need to be buying a new home that’s valued at 30% more than your current one. Your current house will need to be less than 30 years old and your property must be in good condition.
